LA3 affects you! ……Deadline Sunday night

We hope that by now you have completed your comments, either by completing the online consultation document or writing in as an email or letter.  (If it’s a letter, it will have to be hand delivered to meet the deadline).  We have now prepared the BEVA submission and it is reproduced in the previous blog post to assist you.

Just to remind you

Dacorum is planning to bring forward the Gypsy and Traveller element of LA3 because the inspector was concerned about the proposals for a similar site in Tring. The potential site is on the corner of LA3 by Winkwell and Pouchen End with assumed access onto Chaulden Lane. This may also mean bringing forward housebuilding as well.

What are we concerned about?

We are concerned that the Traveller site will actually be located here and, with access into Chaulden Lane, their links will be through Winkwell and Pix Farm Lane as well as Chaulden Lane. This would be instead of being included in, and having access through, LA3. 

As a result of the inspector’s comments, Dacorum are proposing changes to the Draft Site Allocation Plan. This is the first and an important part of the process of getting the development. 

As part of this we are also concerned that Dacorum appears to be removing the need for an overall master plan.  This plan is vital, and acts as a proper outline for:

•          all of the areas including the Traveller site
•         for the facilities, for the accesses, and for all green space.
•         For the proper consideration and discussion of the detailed developer proposals.

            Once this plan is complete, it would be difficult to make changes to positions and accesses.  It will drive all the detailed planning.

It is essential that you act now and before midnight on Sunday 5th February.

Ideas for content of your letter / email

·         You believed that there was to be an outline / master plan but apparently it has been taken out. (See MM21)

·         You are concerned about the apparent position and access of the Traveller site as it would be excluded from LA3 and all its facilities.

·         This possible access would have the secondary effect of including it in the existing community.

·         Bringing forward this potential site and access would be done in isolation if no outline plan existed and would be contrary government and Dacorum plans.

·         I believed in the vision statement made by Dacorum that the traveller site would not go into existing  communities.  This apparent proposal negates it and should be changed. (See MM38)

·         Because I saw this as potential, I assumed I would be consulted on it at a later date.
