Planning Application to redevelop Bourne End Mills Industrial Estate

As you may have seen from the local press, plans have been submitted for the redevelopment of the site. In essence, this is along the lines of the commercial development proposals made in 2008. Modifications have been made to meet the council's objections made at the time. Rather than going into any detail here, it would be helpful if as many people as possible could examine the proposals and feed comments to committee members of the Village Association. Alternatively you might like to make comments here on the blog.

The plans can be viewed on line via the planning portal.  The reference is: 4/02245/12/VOT

  1. Hi, I've send some comments and questions to the council planning website tonight. A lot of it wont concern everyone, but you may want to be aware of a rumour that I've heard regarding the introduction of 'residents parking permits.' If anyone else has heard anything about this, could you let me know please. Thanks Lynne @ 40 B.E Lane

    1. Bit slow on replying ... apologies. Yes, there is this possibility. The intention of the council would be to restrict parking on the site to encourage sustainable travel. If parking in the lane became a problem, then permits may be the answer. (There's a whole section within the plans.) We should resist this and one solution might be to aim to get a larger area separating the lane from the industry. It's all a bit academic now, as you can see.

  2. I think the planning application is excellent news for the Bourne End, especially as the plans include proposals for landscaping and a new public space for the village. It will be lovely to have an area for the community.

  3. Dear All

I am a business owner on the lane. Aside from the social benefits we must look at the economic benefits that the industrial estate brings to the local area, the local pubs, shops, snack vans. Re-development should consider the existing business owners and their staff, I employ between 18-22 local people - where do they spend their money? Locally. The industrial estate should be focused on Economic benefits for the local area - that will provide for better shops, amenities and more funding from the local authority. As I understand it, the Bank who owns it will sell to an entitity that will provide for office and warehouses pushing out local grass route business and taking away industry. Town planners have reconised their mistakes with Hemel Town and not looking after the small business. People want quirky, bespoke business that grow and this fits in with the governments plans - To summise, the industrial estate should have a mixture of industrial, small specialists retail, Warehousing, Flats and Green Space to create a center for economic and social improvement - they must allow the developer to make money but cannot ignore the quaint and rural surrounding of Bourne End and the excellent motorway access for customers. We must have sensible local Councillor support and heads of development committees should consider a 360 degree balance. I know things will move in the wrong direction if small businesses and locals are not heard. People ho want things to look nice is one thing, people who want to better our economy and have investment in the local area is mutually exclusive.

  4. Sunil,
A lot has happened since we put that blog post up (nearly a year ago!) We checked with the council and it became clear that the application was merely put in to keep it alive. The idea of developing it as small industrial units was met with enthusiasm from much of the village and fits with the intentions of the council. I'm not sure that improving its appearance and economic growth are mutually exclusive. The proposals for housing put forward previously would have radically altered the village, doubling its size, but with no real amenities. You are right that it is a good location and provides employment. As you will also know, it is in the hands of the receiver. We wait to see what happens.
